Legislation in the Czech Republic

How the stay fee works

If you are hosting guests on a short-term basis, knowing the rate is not enough. First of all, you need to register correctly with the city or district, get the necessary data for payment, and only then deal with monthly reports and levies.

What awaits you next?

You find the right office, file a residence fee report, get a variable symbol, and then save this data to Superhost so that it can be followed up by a monthly report.

Have you already registered?

This article mainly explains obligation and registration towards the village. If you have already arranged everything and are looking directly for the workflow in Superhost, continue here:

Briefly: what you need to do

Register the accommodation for the local residence tax at the relevant authority according to the address of the property.

Get payment information

After registration, save the variable symbol, possibly also the constant symbol, and the rules according to which you will report and pay.

Enter them into Superhost

Without this data, the application cannot properly follow up on them during the monthly reporting for the city.

What to prepare in advance

  • valid trade license for the corresponding free trade
  • reported establishment for a specific property
  • the address of the accommodation facility and, ideally, details of the apartment or floor, if required by the authority
  • number of beds intended for accommodation
  • your identification data, typically your ID card, social security number and IČO, if you run a business
  • access to the data box if you do not want to deal with the registration in person
  • information to which account you receive payments from the accommodation, if requested by the authority

How to proceed step by step

First, make sure that you have your business and place of business resolved

Do not treat registration for the residence fee as the very first administrative step. First you should have it ready business card for corresponding free trade and also reported establishment for a specific property.

Only then does it make sense to connect the registration to the local residence fee.

Find the right office by property address

You do not pay the residence fee according to your place of residence, but according to where the property is actually located. So start on the website of the relevant city or borough and look for the section on local fees.

This will usually be the finance department or local tax department.

Fill in the notification for the stay fee

At the office or via their form, you submit a notification that you have an obligation to collect and pay the fee. This completes the basic registration step.

  • enter your identification data
  • fill in the accommodation address
  • enter the number of beds
  • check whether the office wants additional data

Solve the submission in person or via the data box

If you do not want to go to the office in person, most offices will allow you to fill out the form electronically and send it via data mailbox. A regular email is usually not enough for this step.

Once the registration is accepted, the office will assign you data for further communication and payments.

Save the variable symbol and terms

Make a note immediately after registration variable symbol, deadlines for reporting and how the fee is sent. Some authorities may require it as well constant symbol, so check this information as well. This is the most common place where mistakes are made.

Without this data, at the end of the month you will needlessly search for information that you once already had available from the office.

Enter the data in Superhost

Once you have completed the registration, fill in the details for the stay fee and the property settings in Superhostem. These data are then followed up by a monthly report that is sent to the city.

So in practice, you are not only dealing with a one-time registration, but you are also preparing the documents so that the reporting will work for you for months to come.

Review your statement and payment each month

Registration alone is not enough. After each period determined by your municipality or district, you must check the report and submit the fee according to their rules.

In Superhost you can then prepare a payment via QR code and send the report via data box with one click. Superhost will prepare the message for you to be sent to the office.

Always check whether your municipality works with exceptions, a different filing frequency or a custom form.

The most common mistakes

  • the host only deals with the rate, but forgets about the registration itself
  • registers at the wrong office
  • does not save the variable symbol and reporting dates
  • assumes that all municipalities have the same form and the same procedure
  • does not enter data into Superhost, so there is no continuity for monthly reporting

What is better to deal with right away when setting up the property

Once you're adding your first property, it's a good idea to have your occupancy tax sorted out as soon as possible. It is one of three key areas, which in our onboarding flow follow after the establishment of the property together with Ubyport a iCal connection.
